Is this an emergency?

Choose the path that matches what is happening right now. If anyone is in immediate danger, call 911 before contacting Liō.

  • No heat in cold weather

Not an emergency? Submit a request

Use the Tenant Portal for routine repairs and issues that are contained and do not pose an immediate safety risk. Add clear details and photos so the team can respond efficiently and keep you updated.

  • Leaky taps or plumbing fixtures
  • Slow or clogged sinks, tubs, or toilets when another fixture is available
  • Non-urgent appliance concerns
  • Minor electrical issues without smoke, sparks, or a burning smell
  • Routine key or access requests
  • Cosmetic repairs, loose hardware, or general wear

Still unsure? If the issue presents an immediate danger or active property damage, call. Otherwise, submit a maintenance request.

When to call

What counts as an emergency

Use the emergency path for these situations. If the issue is contained and can safely wait for scheduling, use the maintenance form instead.

  1. 1Call 911 first

    Break-in or immediate security threat

Do not enter or confront anyone. Call 911 first, then notify Liō once you are safe.

  2. 2Call 911 first

Fire, smoke, gas smell, or carbon monoxide alarm

Leave the property if it is safe to do so. Call 911 first, then notify Liō.

  3. 3

Active flooding or a major water leak

Water is spreading, cannot be contained, or could damage the suite or building. A dripping tap or routine clog is not an emergency.

  4. 4

    No heat in cold weather

The heating system has stopped and the suite is becoming unsafe.

  5. 5

    Frozen or burst pipes

Pipes are frozen, bulging, leaking, or have burst.

  6. 6

    Refrigerator not cooling

The refrigerator has stopped cooling. Move perishables if possible, then call Liō.

  7. 7

    Building security failure

An exterior or shared entrance will not lock. Routine lock or key requests should use the maintenance form.
